Water or sewage in a business after hours
A leak in an empty building runs until someone finds it, and a drain backup can ruin stock and floors overnight. Our 24/7 line is open for exactly this, and the steps below help while you wait.
- Shut off the main water valve if a supply line is leaking. Know where it is before you need it.
- Stop using restrooms, sinks and floor drains if sewage is backing up.
- Move inventory, files and electronics off the floor, and stay clear of wet outlets.
- Take photos and video of the damage and the source before cleanup starts.
- Call (855) 575-2890 and tell us the building type, the symptom and what is shut off.
What we take on, and how phone triage works
We handle many light commercial calls, such as shops, restaurants, offices and small multi-tenant buildings. Larger systems, fire suppression and specialty industrial work may need other trades, and we will say so on the phone.
We cannot promise a scope or a time before we know the building. A clear conversation first lets us tell you what we can handle and what to expect.
Commercial leak detection
Leaks on a commercial property are hard to spot. Water runs in walls, under slabs, in ceilings above tenants or in buried lines to the street. The first clue is often a meter that keeps turning after the building is closed, or a bill that jumps.
We find leaks with listening equipment, pressure tests and, where it helps, a camera. Be realistic about the result. Detection tells you where the water is going, but fixing it may need walls opened, a slab cut or a landlord's approval. Our leak detection page covers the methods in more detail.
Practical tip: close the building, turn off irrigation and note the meter reading twice, an hour apart. A moving dial with everything off means water is leaking somewhere.

Shut the main if you can, then call our 24/7 line.
Common commercial problems and first moves
The problem type decides who we send first and what you should do.
| Problem | What to do first | Usual next step |
|---|---|---|
| Burst or leaking supply line | Close the main and photograph the damage | Repair the line, then dry out |
| Floor drain or restroom backup | Stop using water and block off the area | Cable or jet the line |
| Grease backing up in a kitchen | Stop dishwashing and sink use | Clean the trap and clear the line |
| Meter moves with the building closed | Note readings and shut irrigation off | Leak detection test |
| Rain overflow near a parking lot | Keep the area clear of vehicles | Clean the storm drain and inspect |
Commercial drain service and storm drains
A restaurant or retail drain carries more load than a home drain, and the line may serve several tenants. We clear stoppages with cable machines and, for heavy buildup, hydro jetting. A camera inspection shows whether the blockage is a one-time event or a damaged pipe.
Storm drains near parking lots catch debris, silt and trash, especially during monsoon season, which runs June 15 to September 30. We can clean a clogged storm drain on a property, though public storm systems belong to the Town or the county, not to us.
Grease trap cleaning
A grease trap or interceptor catches fats, oil and grease before they reach the sewer. When it fills, the kitchen drains slowly and then backs up, often during a rush. Cleaning means pumping out the trap and checking the baffles and lines.
Frequency depends on how much the kitchen cooks and what your local rules require, so ask your provider or the Town about your schedule. We do not set that schedule for you. Keep a log of each cleaning, because inspectors may ask for it.
Backflow testing for businesses
Many commercial properties have backflow preventers on the irrigation line, fire line or main service. These valve assemblies keep dirty water from flowing back into the supply, and providers often require testing each year. Confirm the rule with your water provider, because it differs by property.
Marana Water runs several separate systems, so the provider for a Tangerine Road shop may differ from a business near the airport. Check your bill or the Town's service lookup before assuming.
Plumbing across Marana's business corridors
Retail on Tangerine Road and Thornydale Road, the Gladden Farms shopping center and the Interstate 10 corridor all have different plumbing needs, from restaurant kitchens to roadside restrooms. Marana Regional Airport sits on its own Marana Water system with the hardest water in the Town table, 13 to 15 grains per gallon, so scale builds quickly on heaters, valves and fixtures there.
Hard water means more descaling and shorter life for water heaters and flush valves. Businesses on the airport system should plan for that in maintenance.
For property managers and landlords
When a tenant calls you, a few steps keep the repair, the insurance claim and the tenant relationship clean.
- Confirm who owns the pipe. Tenants usually handle fixtures, while owners handle building lines, but leases vary.
- Ask the tenant to photograph the damage and note when it started.
- Shut off the nearest valve or the main, and tell other tenants if water is off.
- Call (855) 575-2890 with the address and a contact who can authorize work.
- Keep our written scope and invoice for your insurer and the lease file.
Nearby areas
Businesses outside the Town in the Picture Rocks area fall under Pima County rules for permits. Tell us your address so we know which office to ask. Commercial buildings in the Town of Marana fall under the 2024 International Plumbing Code (IPC) with local amendments, and the Town's safety inspection step applies to commercial work, so confirm who handles permits in the quote.
What drives the cost of commercial plumbing
Commercial jobs vary widely, so we give a clear price after we understand the building.
